The Ukrainian president said the use of a ballistic missile to hit Dnipro was a “clear and severe escalation in the scale and brutality of this war” and he warned that Russian president Mr Putin would attack or destabilise other countries unless stopped. After 16 consecutive months of year-over-year price increases, the median existing-home sales price hit $407,200 in October, according to the National Association of Realtors. In 2025, with more supply trickling in to temper price increases, NAR chief economist Lawrence Yun forecasts a median existing-home sales price of $410,700, up just 2% over this year. Next, housing inventory: Demand still outpaces supply. While we don’t expect a return to a buyer’s market, competition should be less cutthroat. Realtor.com forecasts a balanced market in 2025 with an average 4.1-month supply of homes for sale, up from an average 3.7-month supply so far in 2024. That would make 2025 the friendliest market for buyers since 2016, which had an average 4.4-month supply. Finally, mortgage rates: After topping 8% in October 2023, the 30-year mortgage rate has slowly eased into the 6.5%-7% range this year. Rate cuts from the Federal Reserve have helped nudge that downward. Despite earlier optimism, forecasters’ latest consensus is for rates to effectively plateau above 6% throughout 2025. That said, every year has its wild cards. In 2025, it’s still uncertain how President-elect Donald Trump and a Republican-led Congress might shake up regulations and tax policies that affect the U.S. housing market. National forecasts don’t analyze what matters most: Your personal cash flow. To get ready to buy, first meet with a financial advisor or use an online calculator to determine how much house you can afford . You can also get free or low-cost advice from a housing counselor sponsored by the U.S. Department of Housing and Urban Development (HUD). Next, look into down payment and closing cost assistance from state housing finance agencies, local governments, nonprofits and mortgage lenders. Your employer or labor union might offer assistance, too. First-time buyers with income below their area median have the most options, but repeat or higher-income borrowers can qualify for some programs as well. “I think that there’s a lot of free money being left out there,” Rose says. Your not-so-secret weapon for buying in 2025 just might be an experienced buyer’s agent. “Anybody can write a contract,” says Sharon Parker, associate broker with Tate & Foss Sotheby’s International Realty in Rye, New Hampshire. “But you need somebody who’s seen the market, the ups and downs, who knows how to get creative because every transaction is different.” Following a settlement with the NAR , buyers can now negotiate their agent’s compensation up front. You could also delegate the shopping to a mortgage broker, who can compare quotes and even negotiate a lower rate on your behalf. Though brokers charge a fee, their access to more mortgage options and lower rates can often mean net savings overall. With a mortgage preapproval in hand, it’s go time. And you don’t have to wait until spring: If you’re ready to buy now, buyers have less competition and more negotiating power from December through February, so you could snag a deal. “The people who are selling and the people who are buying in the off season are very serious,” Parker says. “They’re not just lookie-loos.” However, lower inventory means fewer choices for buyers. So start your search prepared to compromise — a “good enough” house will still help you build equity. If a down payment or monthly mortgage payment is financially out of reach, there’s no shame in postponing your search to pad your savings. And owning a home isn’t the right lifestyle choice for everyone, with the ongoing commitment of money and time. But once you’re ready to buy — whether for the first time, or to upgrade or downsize — avoid the trap of waiting for a dip in mortgage rates. “Nobody can predict what the market, or the world, is going to do,” Parker says. “There is no better time than right now.” Mortgage rates will always fluctuate, and if they drop significantly, you can refinance. There are spirited debates about reporting with only one source, use of words like “terrorism” and what to do if violence breaks out during a live shot. There are negotiations with rival networks over satellite usage, disguises and fake badges made to get reels of 16mm film in and out of the locked down Olympic village and plenty of confused men (and a few women) trying to keep up with an ever-escalating situation. The film is a moment by moment retelling of how a group of sports broadcasters brought this story to the world in real time, despite the technical limitations and their own inexperience across a confusing 22 hours. Everyone came to the studio that night ready for breaking sports news, scores and pre-packaged interviews. Even that was going to be a test for the man running the control room for the first time. Geoffrey Mason, portrayed by John Magaro , was a 28-year-old coordinating producer. Someone wonders about his experience and is assured that he’s covered minor league baseball games. But in the early hours of Sept. 5, 1972 , eight members of a Palestinian group called Black September broke into the Olympic village and attacked the Israeli delegation killing wrestling coach Moshe Weinberg and weightlifter Yossi Romano. Some escaped, but nine others were taken hostage. While the tragedy of the Munich Olympics has certainly been told many times, writer and director Tim Fehlbaum saw an opportunity in the team behind the live broadcast. And he commits fully to staying in the newsroom, with all of its glorious old technologies, from the walkie-talkies they used to stay in touch and to taking time to show how they had to manually add text to the screens. He and his screenwriter were able to reconstruct the events almost minute-by-minute, which helped shape the screenplay. The players are many in this large ensemble. Peter Sarsgaard , who’s looked right in a newsroom since “Shattered Glass,” gives gravitas to Roone Arledge, then-president of ABC Sports, and Ben Chaplin is operations engineer Marvin Bader. Leonie Benesch is Marianne Gebhardt, a German-speaking interpreter who is the only person there able to understand the language of the country. She might be a bit of a composite who checks off a lot of boxes as both an entrepreneurial woman and a younger German offering perspective and insight into what this moment might mean for the country trying to put on a good front in the aftermath of World War II. An actor (Benjamin Walker) plays broadcaster Peter Jennings, and real archival footage of anchor Jim McKay from that day is used in the film. And while they all rise to the occasion, mistakes are made – including a rather big one at the end, following imperfect secondhand information from the Fuerstenfeldbruck airfield. They don’t call it the first draft of history for nothing, after all, and it may be illuminating for audiences to see how it’s handled. The film looks of its time, but it also feels fairly modern in its sensibilities which makes it always seem more like a re-telling than an in-the-moment experience. This may be to its detriment, yet it’s still an undeniably riveting and compelling watch. The word thrilling doesn’t seem appropriate, however. This is not “Apollo 13” after all. The end is not a happy one. But at time when trust in the media is in crisis, this film is a great humanizer, reminding audiences that the media is far from a monolith, but a group of individuals under immense pressure to get the story right, get the story out and go back and do it again the next day. “September 5,” a Paramount Pictures release in theaters Friday, is rated R by the Motion Picture Association for language. The S&P 500 climbed 0.6% to top the all-time high it set a couple weeks ago. The Dow Jones Industrial Average added 123 points, or 0.3%, to its own record set the day before, while the Nasdaq composite gained 0.6% as Microsoft and Big Tech led the way. Stock markets abroad mostly fell after President-elect Trump said he plans to impose sweeping new tariffs on Mexico, Canada and China once he takes office. But the movements were mostly modest. Stock indexes were down 0.1% in Shanghai and nearly flat in Hong Kong, while Canada’s main index edged down by less than 0.1%. Trump has often praised the use of tariffs , but investors are weighing whether his latest threat will actually become policy or is just an opening point for negotiations. For now, the market seems to be taking it more as the latter. The consequences otherwise for markets and the global economy could be painful. Unless the United States can prepare alternatives for the autos, energy products and other goods that come from Mexico, Canada and China, such tariffs would raise the price of imported items all at once and make households poorer, according to Carl Weinberg and Rubeela Farooqi, economists at High Frequency Economics. They would also hurt profit margins for U.S. companies, while raising the threat of retaliatory tariffs by other countries. And unlike tariffs in Trump’s first term, his latest proposal would affect products across the board. General Motors sank 9%, and Ford Motor fell 2.6% because both import automobiles from Mexico. Constellation Brands, which sells Modelo and other Mexican beer brands in the United States, dropped 3.3%. The value of the Mexican peso fell 1.8% against the U.S. dollar. Beyond the pain such tariffs would cause U.S. households and businesses, they could also push the Federal Reserve to slow or even halt its cuts to interest rates. The Fed had just begun easing its main interest rate from a two-decade high a couple months ago to offer support for the job market . While lower interest rates can boost the economy, they can also offer more fuel for inflation. “Many” officials at the Fed’s last meeting earlier this month said they should lower rates gradually, according to minutes of the meeting released Tuesday afternoon. The talk about tariffs overshadowed another mixed set of profit reports from U.S. retailers that answered few questions about how much more shoppers can keep spending. They’ll need to stay resilient after helping the economy avoid a recession, despite the high interest rates imposed by the Fed to get inflation under control. With Boston College trailing defending champion Miami, Flutie threw the Hail Mary and found receiver Gerard Phalen, who made the grab while falling into the end zone behind a pair of defenders for a game-winning 48-yard TD. A leading “misinformation expert” has come under fire for citing seemingly nonexistent sources in an affadavit supporting Minnesota’s new law banning some AI-generated deepfakes. Opposing lawyers claim the Stanford professor used AI to write his legal document, which backfired when the system “hallucinated” by generating false references to imaginary academic papers. Minnesota Reformer reports that Professor Jeff Hancock, the founding director of the Stanford Social Media Lab, is facing accusations of citing fabricated sources in his affidavit supporting Minnesota’s recently enacted legislation that prohibits the use of “deep fake” technology to influence elections. The law, which is being challenged in federal court by a conservative YouTuber and Republican state Rep. Mary Franson on First Amendment grounds, has sparked a debate about the role of AI-generated content in legal matters. Hancock, who is known for his research on deception and technology, submitted a 12-page expert declaration at the request of Minnesota Attorney General Keith Ellison (D). However, attorneys representing the plaintiffs have discovered that several academic works cited in the declaration appear to be non-existent. For instance, a study titled “The Influence of Deepfake Videos on Political Attitudes and Behavior,” allegedly published in the Journal of Information Technology & Politics in 2023 , cannot be found in the journal or any academic databases. The pages referenced in the declaration contain entirely different articles. The plaintiffs’ attorneys suggest that the citation bears the hallmarks of an “artificial intelligence (AI) ‘hallucination,'” likely generated by a large language model such as ChatGPT. They question how this “hallucination” ended up in Hancock’s declaration and argue that it calls the entire document into question. Libertarian law professor Eugene Volokh also found that another cited study, “Deepfakes and the Illusion of Authenticity: Cognitive Processes Behind Misinformation Acceptance,” does not appear to exist. The use of AI-generated content in legal proceedings has led to several embarrassing incidents in recent years. In 2023, two New York lawyers were sanctioned by a federal judge for submitting a brief containing citations of non-existent legal cases made up by ChatGPT. While some lawyers involved in previous mishaps have pleaded ignorance about the software’s limitations and tendency to fabricate information, Hancock’s expertise in technology and misinformation makes the fake citations particularly concerning. Frank Bednarz, an attorney for the plaintiffs, argues that proponents of the deep fake law claim AI-generated content cannot be countered by fact-checks and education, unlike other forms of online speech. The Sûreté du Québec (SQ) in the province's Montérégie region had said the child was taken at around 1:50 p.m. on Wednesday. An Amber Alert was issued just before 5:30 p.m. On the social media platform X, the SQ announced at 5:40 p.m. that the boy was found. The Maha Vikas Aghadi (MVA), which had performed impressively in the Lok Sabha elections earlier this year, suffered a severe blow. The MVA's cumulative tally was 48, less than one-fourth of the NDA's numbers. The BJP won 132 seats, with its allies, the Shiv Sena (54 seats) and the Nationalist Congress Party (41 seats), contributing significantly to Mahayuti's landslide victory. PM Modi Hails Maharashtra Victory At a rally to mark the victory, PM Narendra Modi said, "This is third consecutive time that any alliance led by BJP has won in Maharashtra. This is the third time in a row when the BJP has come out as the single largest party in Maharashtra. This is historic. This shows the governance model of the BJP. The BJP alone has got more seats than MVA." He added, "Maharashtra has become the sixth state which has given mandate to the BJP three times continuously. We will continue working like this. I would like to specially thank and congratulate people of Maharashtra, that for the third time they have chosen a stable government." True freshman Luke Kromenhoek threw three touchdown passes and Caziah Holmes ran for two more as host Florida State routed Charleston Southern 41-7 on Saturday afternoon in Tallahassee, Fla. The Seminoles (2-9) convincingly snapped a six-game losing streak and ensured that the Buccaneers (1-11) would finish theirs on a 10-game skid. Florida State has not had much to celebrate during one of its worst seasons in program history. But on Saturday, the Seminoles overcame a rough start and put together one of their more complete efforts of the season. Florida State had not scored more than 21 points in a game prior to Saturday's contest and its 175 rushing yards more than doubled its average (80.5 per game) this season. No single runner had over 40 yards, but seven rushers combined for that output on 34 attempts. The Seminoles entered the game ranked 130th out of 133 FBS teams in rushing offense. Holmes, a senior, finished with three carries for 38 yards, including touchdown runs of 3 and 18 yards. Kromenhoek gave Florida State a sliver of hope for its quarterback future as he completed 13 of 20 passes for 209 yards and no interceptions. He threw TD passes for Amaree Williams, Ja'Khi Douglas and Hykeem Williams. The highlight was a 71-yard touchdown pass to Douglas on the first play from scrimmage of the second half to put the Seminoles ahead 24-0. Florida State was unable to hang on to the shutout, however, as Bucs quarterback Kaleb Jackson found Landon Sauers for a 7-yard touchdown pass with 57 seconds left in the fourth quarter. Jackson completed 22 of 32 passes for 218 yards, one touchdown and one interception. The Bucs defense recorded three sacks led by Davion Williams, who had eight tackles, 2.5 tackles for loss and one sack.
